The government presented on 7 May 2026 a national roadmap for shared housing intended for older people, jointly led by the Minister of Housing Vincent Jeanbrun and the Minister Delegate for Autonomy Camille Galliard-Minier. Doubling the stock of shared housing by 2040
The government now aims for around 470,000 places by 2040, nearly double the current stock. This assumes the creation of around 120,000 additional places in résidences autonomie and 48,000 places in the future « Maisons France Autonomie », expected to succeed some traditional Ehpad. Inclusive housing, which allows 5 to 10 people to share a living space while maintaining an autonomous dwelling, is identified as the format to be developed most in the coming years.
What funding to support the transition?
The Caisse nationale de solidarité pour l'autonomie (CNSA) is mobilizing dedicated funds from 2026, with an overall envelope mentioned of €1.2 billion for the autonomy branch, supplemented by an additional €120 to €180 million. In parallel, the MaPrimeAdapt' scheme is gaining momentum: after €220 million invested in 2025 to adapt 36,000 homes, the 2026 envelope reaches €248 million for an additional 41,000 adapted homes. The aide à la vie partagée (AVP), paid by the departments, will be refocused on inclusive housing projects contracted with the personalized housing assistance (APL) and reserved for older people.
Local support for elected officials
The Caisse des dépôts et consignations is responsible for strengthened support of elected officials and project leaders in several pilot territories, before a gradual rollout. The ambition is to give local authorities the tools to build a multi-year plan for the supply of shared housing at the local level, a direct issue for real estate in areas affected by population ageing.
